- Water bill tracking and monitoring
- Tenant information management
- SMS and email notification services
- Property inspection tracking
- Section 8 recertification reminders
3. User Accounts
To use certain features of the Service, you must create an account. You agree to:
- Provide accurate and complete registration information
- Maintain the security of your password
- Accept responsibility for all activities under your account
- Notify us immediately of any unauthorized use
4. SMS Messaging Terms
By using our SMS notification feature, you agree that:
- You have obtained proper consent from recipients before sending SMS messages
- You will not send spam, fraudulent, or illegal content
- You will comply with all applicable laws including the Telephone Consumer Protection Act (TCPA)
- You are responsible for the content of messages sent through your account
- Message delivery is subject to carrier availability and is not guaranteed
- Standard message and data rates may apply to recipients
5. Acceptable Use
You agree not to:
- Use the Service for any illegal purpose
- Send unsolicited commercial messages (spam)
- Harass, abuse, or harm others through the Service

- Water bill data will be 100% accurate
- SMS messages will always be delivered
- The Service will meet all your requirements
9. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, BLUE DEER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:
- Loss of profits or revenue
- Loss of data
- Missed bill payments or late fees
- Failed message delivery
10. Indemnification
You agree to indemnify and hold harmless Blue Deer and its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Service or violation of these Terms.
11. Termination
We may terminate or suspend your account at any time, without prior notice, for conduct that we believe violates these Terms or is harmful to other users, us, or third parties.
12. Changes to Terms
We reserve the right to modify these Terms at any time. We will provide notice of significant changes by posting the updated Terms on this page. Your continued use of the Service after changes constitutes acceptance of the new Terms.
